HCREA's process assures a good outcome
A start-up medical diagnostic lab needed space in a hurry. They wanted to offer a new service in a lucrative east-coast market before they were foreclosed by the competition, but did not have the capital to fund the labs, offices and processing space needed. HCREA focused on micro-markets to create a unique, cost-effective opportunity.
Fast track to a complex new facility
A group of west-coast university-based doctors with an IVF practice decided to move into private practice. Intense time pressure followed their decision. University deadlines related to contract commitments and competition in the market dictated that the doctors’ new facility be up and running in six months. Typically 18 – 24 months is needed to create the labs and clinical spaces required. HCREA led the process to get the practice up and running on time and on budget. Learn more.
Renegotiating an existing lease for $1 million in savings
A group of savvy Florida doctors decided to turn their office expense into an investment. They signed a lease for a significant portion of a new building they would occupy, and simultaneously became partners with the developer – confident that as owners they were getting a good deal. Months later, the doctors realized that the expert developer had loaded their lease with above-market costs. HCREA helped the doctors escape this trap. Learn more.

HCREA helps community health care center grow in urban area with limited available space
Less than 10 years after completing construction on a three-story building, a community health center ran out of space. The area where it is located offers little modern commercial space that is suitable for medical or office use. HCREA found office space in the area and assisted the center in all project phases -- negotiations, leasing, redesign and construction. Learn more.
“We use HCREA because they know the differences between leasing office space and medical space. Add to that the fact that they are also experts in usable space, meaning how much of the space we are paying for can actually be used for our purposes. They can foresee design nuances that we would not and then can advise us accordingly.”

“We are in health care services -- we are not experts in selecting architects, general contractors, and negotiating with landlords. With HCREA’s assistance we were able to select the architectural firm and contractors that best fit our needs. It all went so smoothly, you would never have known there were so many different entities at
the table.”

Community Health Center Association of Connecticut finds significant value in the process, not just in the result
CHCACT has 13 member centers and many operate satellite offices in addition to their main locations. There are currently more than 80 different sites throughout the state which receive over a million medical, dental and social service visits each year by people from all over Connecticut. Decisions needed to be made on a number of issues concerning a move to 5,000 – 6,000 square feet of administrative office space including location, type of space, configuration needs and whether to buy or lease. One of the members of the Board had previously worked with HCREA in building a community health care center and brought the healthcare real estate professionals in to help. Learn more.
